Hi, I'm Cannon Thompson with RE/MAX Peaks. Bear Lake is one of my favorite places to help people buy and sell. A cabin here usually isn't just a purchase. It's where families spend summers, holidays, and weekends for years. This guide covers what I tell buyers and sellers when they first call me.
Have a question that isn't covered here? Check my FAQ or reach out directly.
I work with:
Most of my work is in Utah: Bear Lake, Logan, and the rest of Cache County.
I'll be upfront. Bear Lake sits across the Utah–Idaho line, and real estate licenses are issued by state. If the property you want is on the Idaho side (St. Charles, Fish Haven, Paris, and nearby), I may need to work with an Idaho-licensed agent through a co-broke or referral, depending on my licensing at the time.
That doesn't mean you're on your own. I'll make sure you're connected with someone good, stay in the loop, and help you compare options on both sides of the line. Ask me early and I'll tell you exactly how it would work for your situation.
A weekend family cabin, a rental, and a future retirement home are three different searches. Think about:
If renting matters to you, don't assume it's allowed. Rules can vary by town, county, and HOA, and they change. I'll help you find the current rules for any property before you commit.
Winter at Bear Lake is real. Ask about snow removal, road access, winterizing, heating, and who checks on the place when you're gone. Some properties are easy to own from a distance, and some take more work.
Many cabins have wells, septic systems, or shared water. These are worth inspecting carefully. I'll help you figure out which inspections make sense for the property.
Lenders often treat second homes and investment properties differently from a primary residence. Talk to a lender early about down payment and rate expectations. I'm happy to point you toward local lenders who know Bear Lake.
Many buyers start shopping when they can picture summer at the lake, but cabins sell in other seasons too. We'll talk through timing based on your property and goals, not a one-size-fits-all rule.
A lot of my sellers live in Logan, the Wasatch Front, or out of state. I can coordinate showings, vendors, cleaning, and repairs so you don't have to drive up every weekend.
Cabins often sell with furniture, boats, or toys. We'll decide up front what's included so there's no confusion at closing.
If a cabin is owned by several family members or a trust, it helps to get everyone on the same page early about price, timing, and who signs. I've seen this go smoothly when it's handled with patience and clear communication.
For many families, yes, especially if you'll use it regularly and love the lake. The right fit depends on your budget, how you'll use the property, and how much upkeep you want. I'm glad to talk it through with you honestly.
Sometimes. Short-term rental rules depend on the town, county, and any HOA, and they can change. Always verify the current rules for the specific property before you buy.
My work is mainly on the Utah side. For Idaho-side properties, I may need to work with an Idaho-licensed agent through a co-broke or referral. Either way, I'll help you get good representation.
Beyond a standard home inspection, consider the well, septic, roof, heating, and signs of moisture or freeze damage. The right list depends on the property.
I can handle most of it locally, including showings, vendor access, and coordinating repairs, and keep you updated by phone, text, or email.
It depends on the property and market conditions. Reach out and we'll look at your situation together.
Whether you're dreaming about your first cabin or ready to sell one, I'd love to help. Browse my resources, read the FAQ, or contact me to start the conversation.
